After years of anticipation and planning, the Port of Brookings Harbor is suddenly on the brink of having both a conference center and a luxury resort hotel.

The proposal for a luxury resort hotel at the port came about as a result of a golf tournament the Claveran Invitational held last weekend at Salmon Run.

Port of Brookings Harbor Executive Director Russ Crabtree confirmed that the port has received a tentative proposal for a 130-unit resort hotel on a 3.5 acre site adjacent to the Coast Guard station.

The Port Commission will review a proposal for a hotel on the property at its October meeting, Tuesday, Oct. 17, Crabtree said.

A resort hotel would certainly fit into the ports master plan, Crabtree said. Weve had a site for a hotel in our plans since 1989.

Crabtree said Ray Claveran, Sr. currently holds an option on the property.

Claveran confirmed that Everett Foster, president of TransPacific Consultants and Architect Joseph M. Van Lom, both of Portland, have expressed interest in constructing a hotel at the port.

Both men have visited Brookings and are familiar with the area, Claveran said. I believe Mr. Van Loms in-laws are the Freemans.

Joe Van Lom, president of Architects Van Lom + Company, Portland, confirmed he is working with Foster to design a resort hotel and a 14,000 square foot all events center.

Van Lom is married to Cynthia, oldest daughter of Ed and Mickey Freeman, Harbor.

We visit in Brookings Harbor frequently and I really love the area, Van Lom said. Ive been coming to Brookings Harbor for 10 years.

Van Lom said Everett Foster played in the Cla veran Invitational over the weekend.

I wasnt able to, I was called back to Portland, he said.

Weve progressed pretty far on the planning for the resort hotel, Van Lom said.

The the 130-unit resort hotel would include 30 timeshare suites on the top floor. The hotel would be on three levels with underground parking.

Van Lom said the hotel would probably also include a restaurant.

The all events center they plan would be a 14,000 square foot building on a 1.66 acre site at the corner of Boat Basin Road and Lower Harbor Road, he said.

In August, Dave and Bob Snazuk, owners of the Best Western Beachfront Inn at the port, wrote to request a 40-year lease on the site, which is across the street from the motel. The land is currently used as a boat storage yard.

The Snazuks requested a 40-year lease at $1,650 per month and an automatic 10 percent increase every five years.

Rent on an annualized basis would start at $19,800, which is above the estimate of fair annual market rent of $19,300 as listed in the appraisal done for the port in May, the Snazuks pointed out.

We would build facilities to operate with our motel on this land, the Snazuks wrote.

We would start with building a conference center that would seat approximately 200 to 250 people. Depending on the final design we would also look into the possibility of adding a miniature golf course and extra parking for our adjacent restaurant, the letter concluded.

Van Lom was asked if the hotel deal depended on construction of the all events center.

The hotel and resort is our primary project, Van Lom said. But a large all events center needs to be constructed there. As it stands, motels in the area can keep filled nine months out of the year. What is needed is a conference center so you can keep your rooms filled all year around.
